THE RULES FOR REAL ESTATE RENTAL MARKETING HAVE CHANGED

You've heard me voice my frustration in regards to renting out a condo that recently became vacant.  Things have changed considerably since he moved in over the past 7 months.  The of the biggest being how it is advertised.  You used to be able to go through to each site and post your listing.  Almost all of my referrals came from three sources: craigslist, zillow, and trulia.  Basically 2 of those 3 are gone for me now.  Why?

Well because now that Zillow has bought Trulia, the brain trust at zillow came up with this idea that it would be great for a person to post one property and then have it go out to all of the websites.  Like communism, it was great in theory, horrible in execution!  As a result Zillow has now become the 800 lbs gorilla in the free real estate rental market.  

They source it all through this sister website called postlets.com.  It sucks.  I've tried to post it on there multiple times and it never shows up on any other sites.  Zillow has also gotten rid of their phone numbers.  Everything is through email.  IF THEY REPLY, you're talking about one communication a day.  What used to take a 5 min conversation now takes a month and half of the time they don't reply.  This has become a horrible merger for consumers!

I have yet to figure out the magic formula again for getting as many eyes as possible in front of this thing.  But judging from what I've seen from other rental marketers, the king still seems to be craigslist.  I've seen two books on this topic on amazon and there are probably more.  I'm going to order them asap and devour them in order to get this thing rented!
